This showhome-style three bedroom detached house is on the popular Walton Park.
It has a lounge, dining room, conservatory and fitted kitchen with built in appliances, an oven and hob and a dishwasher. The master bedroom is en-suite and there is fitted furniture in all the bedrooms. Outside, there are large landscaped gardens surrounding the property, a driveway and garage. There is land available for extension where previous planning permission was approved but the extension not built.
1 What appealed to you most about the property?
The plot location and size. The house is out on its own. You don’t share any garden walls or drives with any of the neighbouring properties, unlike most modern builds that seem to be crammed together. The house is double fronted which is different than a standard property. Then there is the land around the house that consists of large shrub areas and a lawn.
2 How long have you lived in the property?
We have lived here 18 years, raising our family and seeing them grow from small boys to grown men – from a house full of toys to a house full of get-togethers and drinks with their friends. With the house being located in a quiet cul de sac it is a safe area for children to play.
3 What have you done since moving into the property?
So many things, in fact there probably isn’t a part the house that hasn’t been touched. In recent years we have installed a full new kitchen, main bathroom and en-suite, as well as keeping up to date with modern decorating. Outside has been fully landscaped, paved and decked.
4 Why are you selling?
Now that the boys have grown up and starting to fly the nest it seems a ideal time to think of our futures and a down sized property is part of those plans. The Walton Park area would be our first choice to find a new home as we still think it is one of the nicest areas of Preston.
5 What is your favourite room and why?
The lounge has got to be our favourite, it is a good size and our large modern settee and chair fits into it comfortably, and the view through the conservatory gives you a feeling of the outdoors.
6 What will you miss most about moving?
The location of the house, all the happy memories associated with it, the TLC that we have given to the property, the country walks, our friends and the organised Christmas outings with all the neighbours.
7 How close are the amenities?
There is a local shop at the end of The Ferns, it is walking distance to The Capitol Centre, and a short straightforward drive to the city centre and the motorway network.
8 To whom would this property be best suited?
It would suite a range of people, from a family, to those who enjoy feeling space around them, to anyone who enjoys gardening. It is also ideal for anyone who may want to extend in the future as planning permission has previously been granted but the option was not taken up.
